Price cuts are rising, and some Los Angeles condo areas look slow
Realtor.com reported that 20.8% of listings nationwide had price reductions in September 2026, the highest share since October 2022. That means buyers in slower pockets have more room to compare and negotiate. Owners in those areas may need to plan for a longer sale.
Realtor.com also reported that mortgage rates surged above 7% in September 2026, for the first time since January 2025. Higher rates slow buyer demand. That puts more pressure on sellers who are already competing with rising inventory.
ZIP 90013: the slowest spot in this market
The Real Estate Data Aggregator counted just 7 homes sold in 90013 in the three months ending August 31, 2026. At that pace, the Real Estate Data Aggregator put months of supply at 26.7 months. That is a lot of competition for each seller.
The Real Estate Data Aggregator counted 61 homes for sale in 90013 but only 7 sold. The median sale price was $625,000. No home sold above list price. If you own in this ZIP code, pricing carefully from day one matters a great deal.
ZIP 90017: even more supply, but quicker closings
The Real Estate Data Aggregator put months of supply in 90017 at 40.4 months, the highest in this market. Only 6 homes sold there in the three months ending August 31, 2026. Yet the median days on market was 75 days, and 30% of homes went under contract within two weeks of listing. That tells you a well-priced home can still move, even in a crowded field.
ZIP 90014: the longest wait of all
The Real Estate Data Aggregator recorded a median of 268 days on market in 90014 for the three months ending August 31, 2026. That is nearly nine months. Only 6 homes sold. The median sale price was $435,000, the lowest of any ZIP code in this market. Not every home in 90014 sat that long, but the middle of the market did.
Where things are moving faster
Not every part of Los Angeles is slow. The Real Estate Data Aggregator counted 33 homes sold in 90018 in the three months ending August 31, 2026. The median sale price rose 8.6% from a year earlier to $950,000. Homes there sold in a median of 47 days, and 42.4% sold above list price. The average sale price was 101.2% of the list price.
ZIP 90037 also showed strength. The Real Estate Data Aggregator recorded 38 homes sold there, with 42.1% selling above list price. The average sale price was 99.2% of list. The median sale price dipped a little, down 2.7% to $710,000, but sales volume held steady.
ZIP 90011: prices up, but fewer buyers closing
The Real Estate Data Aggregator showed the median sale price in 90011 rose 12.1% from a year earlier to $695,000. That is good news for owners. But homes sold fell 22.9%, and months of supply rose 3.4 months to 11.9. Nearly 3 in 10 homes, 29.8%, went under contract within two weeks of listing. So quick-moving homes exist, but the overall pool is slower than last year.
A wider view of the market
Realtor.com put the Los Angeles-Long Beach-Anaheim median home price at $1,034,500 as of September 30, 2026. That is well above the median sale prices in the downtown and south Los Angeles ZIP codes covered here, most of which ranged from $435,000 to $950,000 in the Real Estate Data Aggregator data.
Realtor.com also reported that median asking rent in Los Angeles County fell to $2,554 in the third quarter of 2026, down 3.6% from a year earlier. That is $340 below the 2022 peak. Falling rents can make renting look more appealing to would-be buyers, which can slow purchase demand further in already soft pockets.
The Federal Housing Finance Agency reported that U.S. house prices rose 0.3% from July to August 2026, and 2.4% from August 2025 to August 2026. National prices are still inching up, even as local supply in parts of Los Angeles grows.
