More Los Angeles listings are meeting slower demand in some parts

Realtor.com reported that 20.8% of listings nationwide had price reductions in September 2026, the highest share since October 2022. That is the number that changes what sellers here should think about first. More competition on price is real, and it shows up in parts of Los Angeles too.

These numbers cover the three months ending August 31, 2026. That is the period behind every Real Estate Data Aggregator figure you see here.

Where supply is building fastest

ZIP 90015 tells the clearest story of slower demand meeting more listings. The Real Estate Data Aggregator counted 19.4 months of supply there, up 5.7 months from a year before. Inventory rose 7.4% while pending sales fell 32.1%. That is a wide gap between homes available and buyers moving forward.

For sellers in 90015, the price dipped a little and fewer buyers are going under contract. That points to pricing carefully from the start. For buyers, 101 homes for sale and 19.4 months of supply gives real room to compare and negotiate.

Rates added pressure on top of inventory

Realtor.com reported that mortgage rates surged above 7% in September 2026, the first time since January 2025. That raises the monthly cost of buying, which can slow the pool of ready buyers. CNBC noted that a monthly payment on a median-priced home already took roughly 33% of a median family's income in 2025.

Not every ZIP code reads the same way

ZIP 90006 also saw supply climb. The Real Estate Data Aggregator counted 15.3 months of supply there, up 2 months from a year ago. Inventory jumped 21.6% and pending sales fell 31.4%. Yet homes that did sell moved 83 days faster than a year before, and 22.2% sold above list price.

ZIP 90007 had 15.6 months of supply, up 5 months. New listings rose 44.4%. Still, 36.4% of homes went under contract within two weeks, up 36.4 points from a year ago. So even in a softer market, the right home at the right price can move quickly.

ZIP 90018 looked different again. The Real Estate Data Aggregator counted just 9 months of supply. Homes sold at 101.2% of list price on average, and 42.4% sold above list. Median price rose 8.6% year over year to $950,000.

Lower months of supply means buyers have fewer choices. Higher means sellers face more competition. Six months is often called a balanced market.

A broader Los Angeles picture

Redfin reported that Los Angeles home prices dipped 0.3% month over month in September 2026. Year over year, they were still up 3.3%. That is a small dip, not a collapse. Prices are holding in most parts of the city, but the gap between asking and selling is narrowing in ZIP codes where supply is high.

For months of supply, lower is better for sellers. For all other rows, higher is better for sellers.

What this means for you

If you are selling, more listings mean buyers have more to compare yours against. Pricing at or just below what recent sales show is the clearest way to stay competitive. If you are buying, ZIP codes like 90015 and 90006 give you more time and more room to ask questions about price and terms.

One street can read very differently from the whole ZIP code. A block with fewer listings or a different mix of home sizes can move faster or slower than these numbers suggest.

In short
  1. Supply is up and pending sales are down in several Los Angeles ZIP codes.
  2. Realtor.com put nationwide price cuts at 20.8% in September 2026, the highest since October 2022. Rates above 7% (Realtor.com) are adding to buyer hesitation.
  3. But some ZIP codes, like 90018 and 90037, are still seeing strong sale-to-list ratios and homes selling above asking price.
  4. The market is uneven, and your specific street matters.
