More listings are giving buyers room in parts of Los Angeles
These numbers cover the three months ending August 31, 2026. Realtor.com reported that 20.8% of listings across the country had price cuts in September 2026, the highest share since October 2022. In parts of Los Angeles, the picture is even more stretched. Pricing your home right is the single biggest thing you control right now.
Mortgage rates make this harder for sellers. Realtor.com reported rates surged above 7% in September 2026, the first time since January 2025. CNBC reported that Fannie Mae forecasts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Fewer buyers can stretch to a price that felt easy a year ago.
CNBC also reported that pending sales on existing homes were down 8.5% year-over-year in September, according to Zillow. Fewer buyers are moving forward. That shows up directly in the local numbers.
Where supply is heaviest in Los Angeles
The Real Estate Data Aggregator counted months of supply across every ZIP code in this market. A balanced market sits near 4 to 6 months. Several ZIP codes here are well above that. ZIP 90057 stood at 49.1 months of supply, the highest counted. ZIP 90013 came in at 26.7 months and ZIP 90017 at 40.4 months. These are areas where buyers have the most room to compare and take their time.
- 19001010.4 months
- 29001111.9 months
- 39000615.3 months
- 49000715.6 months
- 59001519.4 months
- 69001326.7 months
- 79001740.4 months
- 89005749.1 months
Not every ZIP code tells the same story. ZIP 90021 had just 2.5 months of supply, per the Real Estate Data Aggregator. ZIP 90037 held at 7.1 months, unchanged from a year before. ZIP 90018 sat at 9 months. Supply is not evenly spread.
Days on market: some homes are waiting a long time
The Real Estate Data Aggregator counted a median of 268 days on market in ZIP 90014 for the three months ending August 31, 2026. ZIP 90013 came in at 167 days. ZIP 90015 sat at 86 days, though that was actually 39 days shorter than the same period in 2025. Not every home is sitting forever, but some are.
ZIP 90018 was a clear contrast. The Real Estate Data Aggregator counted a median of 47 days on market there, just 3 days shorter than a year before. Homes sold at 101.2% of list price on average, and 42.4% sold above list. That ZIP is moving differently from its neighbors.
Prices: a mixed picture across ZIP codes
Realtor.com put the Los Angeles-Long Beach-Anaheim metro median home price at $1,034,500. The ZIP codes in this market came in well below that. The Real Estate Data Aggregator counted a median sale price of $695,000 in ZIP 90011, up 12.1% from a year before. ZIP 90007 came in at $750,000, down 28.4% from the same period in 2025. ZIP 90005 sat at $825,000, down 25% year-over-year.
| ZIP | Median sale price | Sale to list | |
|---|---|---|---|
| 90018 | 90018 | $950,000 | 101.2% |
| 90005 | 90005 | $825,000 | 95.2% |
| 90006 | 90006 | $895,000 | 97.6% |
| 90007 | 90007 | $750,000 | 92.1% |
| 90011 | 90011 | $695,000 | 97.2% |
| 90015 | 90015 | $581,500 | 95.4% |
In ZIP 90015, the median sale price dipped 2.3% to $581,500. Homes sold for 95.4% of list on average. That 4.6-point gap between list and sale is real money on a $581,500 home. Sellers who price sharp close that gap faster.
New listings are up, and that adds to buyer choice
The Real Estate Data Aggregator counted 93 new listings in ZIP 90011 in the three months ending August 31, 2026, up 43.1% from a year before. ZIP 90007 added 39 new listings, up 44.4%. ZIP 90037 added 70, up 42.9%. More supply means buyers have more to compare.
A few bright spots for sellers
ZIP 90037 saw 42.1% of homes sell above list price, up 9.7 points from a year before, per the Real Estate Data Aggregator. ZIP 90018 had 42.4% sell above list, up 8.2 points. ZIP 90011 had nearly 3 in 10 homes, 29.8%, go under contract within two weeks of listing, up 18.4 points from a year before. These pockets show that well-priced homes still draw real interest.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, prices rose 0.3% in July, seasonally adjusted. The national trend is still up, but slowly. Local ZIP codes are moving in different directions from each other and from the national number.
Realtor.com reported the Los Angeles-Long Beach-Anaheim median asking rent at $2,851 in September 2026, down 1.1% year-over-year. Rents slipping a little may keep some would-be buyers renting longer, which adds to the pool of homes sitting unsold.
